Move-Out Cleaning in Pattaya: How to Get Your Deposit Back

Most Pattaya leases ask for one or two months' rent as a deposit. Cleaning is one of the most common reasons for deductions, and also one of the easiest to avoid.
What landlords and agents usually check
- Inside the fridge, oven and kitchen cupboards
- The cooker hood and any grease on the tiles
- Bathroom grout, shower glass and limescale on taps
- Aircon units (some leases require a recent aircon clean)
- Floors, skirting boards and marks on walls
- Balcony, window tracks and fly screens
Move-out checklist
- Empty and wipe every cupboard, drawer and wardrobe
- Defrost and clean the fridge, leave the door open
- Degrease the hob, hood and splashback
- Descale taps, shower heads and glass
- Clean windows, tracks and the balcony
- Vacuum and mop every floor last
Before the inspection
- Read your lease for cleaning clauses, including aircon
- Compare against the move-in inventory and photos if you have them
- Take dated photos of every room after cleaning
Cleaning versus damage
A clean removes dirt, not wear or damage. Holes, broken fittings and stains that will not lift are treated separately, so check your lease.
